How to obtain a residence permit in Turkiye

According to the Turkish Statistical Institute, over 1,000,000 foreigners with residence permits live permanently in Turkiye in 2024. These residents come from more than 180 countries. Residence permits in Turkiye are obtained for relocation and living in the country, business operations, extended stays on the resort coasts, children’s education, and the flexibility to visit the country at any time.

The residence permit application process is straightforward and transparent, governed by Law No. 6458 on Foreigners and International Protection.

Residence permit requirements in Turkiye

Turkiye offers two types of residence permits: the short-term Kısa Dönem İkamet İzni, which is valid for 6 months to 3 years, and the long-term Uzun Dönem İkamet İzni, an indefinite permit for foreigners who have resided legally in Turkiye for at least 8 years.

Short-term residence permits can be granted for reasons such as tourism, business, work, study, scientific research, medical treatment, family connections, humanitarian reasons, or property purchases in Turkiye.

Frequently asked questions

Which property qualifies for an investor residence permit in Turkiye?

The property must be of cadastral value starting from $200,000 or higher. It should be located in an area that is “open” for obtaining an initial residence permit.

The property should be a single residential unit of any type — villa, apartment, townhouse, etc.

NOT suitable for investor residence permit: Land plots, commercial premises, offices, and properties under construction (residence permits cannot be obtained until the building is completed and operational).

What are «open» and «closed» areas for residence permits?

Turkiye has a regulation where if the proportion of foreign residents (with residence permits) in a district exceeds 20% compared to local residents, the district becomes “closed” to new initial residence permit applications.

This means that foreigners who have previously obtained a residence permit in that district can renew their permits. However, new applications from those who have not previously registered in that district will not be accepted.

Can I purchase property in Turkiye if I’m not in the country?

Yes, you can purchase property in Turkiye. You will need to grant a power of attorney to a lawyer or broker. Astons specialists will manage the entire buying process—from online property viewings to securing the title documents.

However, you will need to be present in person for submitting the application and receiving the residence permit card.

Can property purchased for residence permit be rented out?

No. If a property purchased for an investor residence permit is rented out, the ikamet (residence permit) will be canceled.

Is the residence permit cancelled if the property is sold?

Following the sale of the property, you have 10 days to update your registration address with the immigration office or switch to a different type of residence permit. Failure to do so will result in the cancellation of the ikamet.

When can a residence permit holder apply for Turkish citizenship?

The investor residence permit in Turkiye offers the possibility of applying for Turkish citizenship after 5 years of continuous residency. In 2024, you need to maintain continuous residence in Turkiye with a valid investor residence permit. Absences are allowed for up to one year in total, and no more than 180 days in the year immediately prior to applying for citizenship. The applicant must also have a confirmed source of income and a Turkish citizen as a guarantor.

Additionally, the applicant must have no outstanding criminal convictions in Turkiye or elsewhere.
