Grounds for Obtaining Turkish Citizenship

According to current Turkish legislation,
there are five grounds for acquiring citizenship:

  1. By birth — for children born to Turkish citizens.
  2. By ethnicity — for those of Turkish descent who have not previously obtained citizenship but can confirm their ethnic background through documents proving familial ties or a birth certificate.
  3. Through naturalization — for individuals who have legally resided in the country for more than five years and have met various conditions (type of residence permit, duration of stay, financial stability).
  4. For special merits — citizenship may be granted by Presidential decree to talented scientists, researchers, athletes, artists, and other distinguished individuals.
  5. For investors — the “golden” passport of the Republic is issued in exchange for investments in real estate or significant contributions to the country’s economy.

The government program for issuing “golden passports” was launched in 2018 to attract direct foreign investments and stimulate the country’s economic growth. In exchange for a significant contribution, the investor and their family members are granted Turkish citizenship. The passport is issued for life.

The program offers a variety of economic contribution options. You can invest in real estate, government bonds, or stocks, and investment funds. Alternatively, you can participate in the share capital of a Turkish company, start a business, and create at least 50 jobs for Turkish citizens. What is the simplified way to acquire Turkish citizenship?

A foreign national can obtain Turkish citizenship through several methods, including purchasing real estate in Turkiye with a cadastral value of at least $400,000. This could involve one or more properties, whether residential or commercial—villas, apartments, offices, etc. The key requirement is that the total value of the property, as determined by expert appraisal and official ownership documents, exceeds $400,000.

How is payment for real estate under the program made?

Payments for real estate within the citizenship program are made in Turkish lira, using strictly documented bank transfers from the buyer’s account to the seller’s. The exchange rate for the U.S. dollar will be calculated according to the official rate on the day of purchase, based on the Central Bank’s pricing bulletin.

Can I purchase real estate in installments to apply for Turkish citizenship?

The program considers only the paid amounts when calculating the property’s value. If purchasing through installments, unpaid amounts will not count. Therefore, to apply for Turkish citizenship, the total paid installments must exceed $400,000 for the property bought in installments.

Will my wife and child automatically be granted Turkish citizenship after I acquire it?

Yes, your wife and children under 18 will receive Turkish citizenship if their applications are included when you submit your real estate purchase application. Children born into a family where one or both parents have already received an investor passport will acquire Turkish citizenship by birthright.

Can I sell the property immediately after obtaining Turkish citizenship?

No, you can only sell the property after three years from the purchase date. You are required to place a pledge in the title deed, committing not to sell the property for three years. However, the program does not obligate the applicant to live in Turkiye. The property can be rented out immediately after purchase.
